History

 

Since the beginning of 2005, not only the Dominican Republic but also many countries in America were invaded by a large number of real estate tourism projects. This offer arose based on projections of low interest rates and a decline in capital markets, which would translate into a great appetite for real estate investment. The projection was fulfilled, and there was a worldwide voracity for this type of investment, resulting in many people generating significant profits by selling their units long before they were constructed and received.

 

The financial crisis of 2008 greatly influenced this development, causing real estate sales to drop drastically and leaving property owners with properties that incurred significant monthly costs. At this historical moment, the need for service companies that could cover both areas—efficient Condominium or Project Administration and the Marketing of their units with a Rental Pool system—became «imminent».

 

Already being a highly prestigious company in Condominium Administration and Hospitality Solutions: Advisors and/or Consultants for Hotel Developments, CAPEMAR decided to make a strategic alliance, combining both specialties and forming a company capable of exploiting this new tourism modality in the country: a Condo-Hotel Operator.

Abelardo Melgen Acra

President/CEO

Bachelor of Business Administration, graduate of the Pontificia Universidad Catolica Madre y Maestra in Dominican Republic, with specializations in Hospitality at Cornell University, as well as in Corporate Finance, Marketing, and Project Management at local and international levels.

 

 

Santiago Capeans

Vice President of Finance/Partner

Business Administrator, with over 15 years of experience in the Real Estate Property Management sector, especially properties governed by Condominium Law 5038 (Condo Associations).

 

 

 

Miguelina Butrón

VP Marketing/Partner

Bachelor’s Degree in Hospitality and Tourism APEC University of the Dominican Republic. Master’s degree in Sales & Marketing from the Ibero-American University of Puerto Rico and Postgraduate Degree in Rural Tourism from the University of Buenos Aires (UBA). She has extensive experience in hotel commercial management, boutique hotel development consulting and sustainable tourism development consulting.

 

Bruno Gaudio

General Director Dominican Republic

Bachelor’s degree in Hotel Management from the Superior School of Hospitality (ESH) in Buenos Aires. Master from La Ecole International de Glion, Switzerland, with a specialization in Finances and Human Resources. Graduate of UADE (Argentine University of the Enterprise) in Economics. 15 years in Spain, reaching corporate positions in national chains. In the Dominican Republic, opened and managed the Sublime Samana Hotel under the Small Luxury Hotels of the World (SLH) brand.

 

 

Jose Mella Carreño

General Director Panama

Graduated with honors in Clinical Psychology from the Universidad Católica of Santo Domingo. 15 years of experience in hotels for prestigious multinational chains such as Occidental Hotels, InterContinental, and Marriott, working in areas such as Human Resources & Training. He also has over 5 years of experience in the Operations Management of boutique hotels. Profound mastery of brands, loyalty programs, and consortia such as Small Luxury Hotels of the World (SLH), AAA, Signature Hotels & Resorts, American Express Fine Hotels & Resorts.
